How the analysis of our projects is carried out

We never underestimate the safety of our investors. Before we add a project among new investment opportunities, it must go through a careful selection and rigorous approval process. Thanks to this, we have the confidence of more than ! 0 investors.

Real professionals with many years of experience in the financial and construction sectors work with us to approve the project. Of the hundreds of projects that come to our table every month, we select only the safest ones for the application.

What does our risk analysis look like in practice?

Detailed documents

We need profit and loss statements, a business plan, tax returns, sheets of ownership, estimates of value or, for example, visualizations. As soon as something does not fit, we cannot accept the project and return it for replenishment. We verify all data through CRIBIS system, we look into insolvency and enforcement registers.

Project analysis

We check the price estimate of the entire project and the construction budget. All this with the aim of knowing that what is the intention of the applicant for the investment will actually arise for the investors' money. In the event that the estimates seem overstated to us, we count on a reduced price.

Financial and legal analysis

We review all the key financial indicators of the company. We are interested in the history of project owners, find out their successes and failures. We also develop and go through all the legal processes associated with the investment and registration of liens.

Publication of the occasion

Only when we evaluate the project as suitable, we add it to the platform. We also check the implementation of the plan in its course.

Investown makes the income from investments in the real estate market available to everyone without the need to have millions in the account. We created the application so that everyone has the opportunity to create passive income. Investown is an online real estate investment loan platform. Just choose from the offered properties and invest online from 500 CZK.

Signing up for Investown is easy: 1. download the app in the App Store or Google Play or register on the website, 2. complete the registration, 3. verify your account (by law we need your identification data to verify), 4. top up your Investown wallet, 5. invest in any projects, 6. set up notifications to be the first to know about new opportunities.

We do not charge any entry fee or account management fee. Every second and subsequent withdrawal of money from Investown Wallet within 24 hours is charged 9 CZK. If you want to withdraw from the investment early, it is possible to offer it for sale for a fee of 0.9% of the amount sold.

After registering and approving your account, send money to your Investown account from a bank account held in your name at a Czech bank in CZK with your variable symbol. Then you choose from the open investment opportunities or Marketplace and click the Invest button. The investment will be added to your portfolio.

After the launch of a new project on the platform, it is possible to invest in its full proinvestment. Investown resolves administration with the project owner on an ongoing basis. Proinvestment is followed by the Investment Processing stage (signing of hedging documentation), then Payment of proceeds. You will receive the first yield 3-30 days from the switch to this stage.

The smallest investable amount is CZK 500, the highest is CZK 50,000,000.

Revenues are automatically credited to your Investown wallet each month. The payoff date depends on the date the project switches to Payout status. You can send the proceeds to a bank account or reinvest.

Investment opportunities have several layers of collateral: pledge on real estate (value always at least 20% higher than the loan, max. LTV 80%), personal liability of the director or owners, notarized registration with direct enforceability (without lengthy court proceedings) and a lien on 100% of the business share of the company implementing the project.
