Yes. Companies registered in the Czech Republic can invest if they own a bank account held in their name in a Czech bank in CZK.

Investments in loans secured by real estate are treated as other income and income from capital assets. Income from participations in older investment opportunities subject to tax in accordance with Section 10 of the Income Tax Act, income from crowdfunding according to Section 8 (1) (g) of the ZDP. Investown is not a platform for tax advice - consult your tax advisor.

Every investment carries with it a certain degree of risk. Spread the funds across multiple projects of different partners in different locations. Before each investment, make sure that you are not investing in the stage of the project in which you have already invested. Watch the portfolio as a whole and stick to long-term goals.

The average return is calculated as the average of the revenue from all crowdfunding projects for the previous quarter, including bonus revenue for Premium users. Quarters: Q1 (January—March), Q2 (April—June), Q3 (July—September), Q4 (October—December).

If the payment contains correct and complete payment details and is made immediately from an account held in your name by the Czech bank in CZK, we will credit it to the wallet within a few minutes, maximum 1 hour. In the case of regular payments, crediting may take 1 to 2 business days.

To add a new bank account, send money from it with complete and correct payment details. The account must be maintained by a Czech bank in your name in Czech currency and the payment must be sent with your variable symbol.

Signing up for Investown is easy: 1. download the app in the App Store or Google Play or register on the website, 2. complete the registration, 3. verify your account (by law we need your identification data to verify), 4. top up your Investown wallet, 5. invest in any projects, 6. set up notifications to be the first to know about new opportunities.

After the expiration of the document, it is not possible to deposit money or invest, but it can be withdrawn from the wallet and sold on the Marketplace. On the expiration date, the application will notify you and update the document through the appropriate banner.

We do not charge any entry fee or account management fee. Every second and subsequent withdrawal of money from Investown Wallet within 24 hours is charged 9 CZK. If you want to withdraw from the investment early, it is possible to offer it for sale for a fee of 0.9% of the amount sold.

LTV (Loan to Value) expresses the ratio of the value of the loan to the value of the property. Example: LTV 70% = real estate for 10 mil. CZK, 7 mil loan. CZK. The lower the LTV, the better for the investor. On Investown, the average LTV is 60-70%, the maximum is 80%.

PEP stands for Politically Exposed Person, as defined in Section 4 (5) of the AML Act. Special measures and controls are required in relation to PEP according to AML legislation.

Once you have made the investment, it is waiting for the target amount to be reached. After the conclusion of the investment round, the project enters the Investment Processing phase (5-7 working days). After that, it goes to the stage of Payment of income, your deposit begins to pay interest, and after a month you will receive the first return. You will receive income every month for the duration of the investment (usually 12-36 months). After the end of the investment period, you will receive the invested deposit back into the Investown wallet.

We created the application so that everyone has the opportunity to create passive income. Investown is an online real estate investment loan platform. Just choose from the offered properties and invest online from 500 CZK.

Investown membership is a loyalty program that offers benefits based on the size of your portfolio. These include a bonus yield of up to 1% p.a., invitations to meetings with management, subscriptions to podcasts and media, and access to Premium projects. Membership has six levels, you get the first benefit (bonus return) when you invest from CZK 10,000.

A marketplace is a space where investors can trade their investments. If you need to exit the investment early, it can be offered for sale on this secondary market, where it can be bought by other users of the platform.

Valuation is expressed as a percentage p.a. (per annum). The moment the project switches to Payout status, your deposit begins to accrue interest. The base interest rate is fixed (unchanged).

AML legislation is available on the website of the Czech National Bank or the Financial Analytical Office, or in the Collection of Laws. The key is Act No. 253/2008 Coll. (AML law). Investown is required to archive the documents for 10 years.

Investown is a Czech project that is developed by a number of experts from both the world of IT and from the world of real estate and banking. One of the main investors of the project and co-owners is, for example, Seed Starter Česká spořitelna.

Investown is an AML mandatory person according to Act No. 253/2008 Coll. It is mandatory to carry out identification and verification of the user, as with banks, insurance companies or notaries. Verification takes place via VERIFF software.

We verify your identity on the basis of statutory regulations. All information is used only to protect investors and prevent money laundering. Documents are stored securely and used only for identity verification.

Yes. You diversify your portfolio by selecting different projects from different partners in different locations with different investment periods. The appreciation ranges from 8.5% per year, the number of investments does not have a ceiling.

Yes. You can offer your investment or part of it for sale on the Marketplace to other users of the platform.

Go to the My Account section and enter the withdrawal instruction. The money will be sent to your bank account within 5 days of placing the order.

After the launch of a new project on the platform, it is possible to invest in its full proinvestment. Investown resolves administration with the project owner on an ongoing basis. Proinvestment is followed by the Investment Processing stage (signing of hedging documentation), then Payment of proceeds. You will receive the first yield 3-30 days from the switch to this stage.

After registering and approving your account, send money to your Investown account from a bank account held in your name at a Czech bank in CZK with your variable symbol. Then you choose from the open investment opportunities or Marketplace and click the Invest button. The investment will be added to your portfolio.

We proceed to write off if the cost of recovery is higher than the amount recovered. The write-off of the claim is an internal accounting procedure — it does not change the legal existence of the claim and recovery can be resumed in the future (e.g. in inheritance proceedings).

At the Payout stage, the imputation of returns for investors begins (3-30 days from the switch). Revenues are credited periodically every month. Investments can be sold and bought on the Marketplace.

The project has been fully invested and cannot be invested in on the primary market. At this stage, hedging documentation is being prepared and signed. The phase usually lasts several days.

The project has been added to the platform and can be invested in. It switches to the Investment Processing status automatically when the target amount is reached.

The project has reached the end of the investment period. The original deposit was returned to investors. The project is closed, does not generate revenues and cannot be worked on further. All offers on the Marketplace are cancelled.

After the end of the investment, you will receive the invested amount back into the Investown wallet, from where you can withdraw it to a bank account or reinvest it.

The smallest investable amount is CZK 500, the highest is CZK 50,000,000.

when the project owner is late with payment of the installment?

Revenues are automatically credited to your Investown wallet each month. The payoff date depends on the date the project switches to Payout status. You can send the proceeds to a bank account or reinvest.

This is the amount offered by another user for sale on the Marketplace. This opportunity can be invested through the purchase of another investor's share.

Tranches are individual project phases published as separate projects. They have a lower target amount, so they are more quickly reinvested and investors receive returns sooner. They are also advantageous for partners with lower collateral.

In the old model, you invested in real estate owned by Investown. The new crowdfunding model brings more diverse projects throughout the Czech Republic, the opportunity to offer investment to thousands of users on the Market, shorter investment periods and better returns.

A stage is a part of a project secured by one property. The project may have 1-5 stages that do not correspond to the gradual time development of the implementation. After investing the target amount of the stage, Investown will process it immediately and switch to Payout status within a week, without waiting for the other stages.

Crowdfunding (crowdfunding) is a way of financing projects through contributions from many people over the Internet. It allows small investors to invest in projects from less than hundreds of crowns. Crowdfunding investments are medium-term with a fixed maturity (12, 24, 36 months, etc.).

Investment opportunities have several layers of collateral: pledge on real estate (value always at least 20% higher than the loan, max. LTV 80%), personal liability of the director or owners, notarized registration with direct enforceability (without lengthy court proceedings) and a lien on 100% of the business share of the company implementing the project.

All projects undergo a thorough analysis: we verify the creditworthiness of the partner through CRIBIS, insolvency and enforcement registers, price estimate and construction budget, financial indicators of the company and the history of the owners. The analysis involves a risk analyst, appraiser, supervisor, trader, lawyer and key account manager. Less than 5% of projects pass through the screen.

Investors are entitled to an additional return on the contractual penalty for each day of delay. For projects with documentation until June 17, 2025, the penalty is 0.2% of the amount owed per day. For projects from 18 June 2025, it is 0.1% per day for the first 30 days, then 0.05% per day. The fine is divided among all active investors in the project.

Yes. You can invest money from the reward or send it to your bank account and use it at will.

There is no limit to the number of invited friends. You will receive a reward for each successful invitation.

The minimum investment amount varies depending on the current marketing offer. You can find the current terms and conditions in the Invite friends section of your Investown account.

The referral code is valid for 7 days. During this time, the invitee must complete the registration and make the first investment in the open project.

The reward is credited immediately after the project is invested and switched to the Payout of income status.

The referral program was created for loyal investors who decided to recommend Investown to friends. For each invited investor who fulfils the conditions, both the invited and the invited investor will receive a reward.

Yes, if they are residents of the EU, they have a bank account with a Czech bank held in Czech crowns.

The child account cannot be set up yet. Investown plans to include it in the offering in the future.

If you have not invested in the last 60 days, you have 7 days to make a further investment to receive a bonus of CZK 500. Prerequisite: invest at least CZK 5,000 in one new project. The bonus of CZK 500 will be credited to the wallet when the project is switched to Payout status.

An investment from the old model can only be bought back by Investown. These repurchases recently are not realized due to the economic situation, which does not allow to sell real estate without loss. Investown is making every effort to find suitable buyers.

Autoinvest automatically invests free funds from the Investown wallet according to the set parameters. The minimum amount is 500 CZK. It invests only in open projects. It can be turned off, turned on or adjusted at any time.
