Část této druhé tranše bude využita na úhradu zbývající části výplaty zástavního věřitele. Ke dni 11. 4. 2024 došlo k nárůstu hodnoty zástavy, a proto je čerpání druhé tranše přípustné. Oproti první tranši jsou pozemky sjednoceny do pozemkového celku, čímž se zvětšila zastavitelná část pozemku a současně bylo doloženo závazné stanovisko orgánu územního plánování ze dne 11. 4. 2023, což je ekvivalentem územního rozhodnutí.\n\nDomy budou řešené jako dvojdům se společnou dělící stěnou o identické zrcadlové dispozici 5 + kk se 2 NP a se sedlovou střechou. K příslušenství každého domu budou náležet 2 venkovní parkovací stání, pozemkové zázemí, ČOV, oplocení a úpravy terénu. V novostavbě budou použity velkoformátové obklady, přírodní materiály a značkové zařizovací předměty (Glass 1989, Oioli, Villeroy & Boch, Hevolta, Durstone, Tarkett atd.).\nEnergetická třída dvojdomu bude díky nadstandardním technologiím spořícím spotřebu energie (smart-home nadstandardní výplň otvorů s nižší energetickou náročností, tepelné čerpadlo s pohonem na FVE, elektronicky ovládané žaluzie) v úrovni B.\nAčkoliv je dokončení stavby plánováno začátkem roku 2025, partner si dává rezervu ještě 6 měsíců navíc. Part of this second tranche will be used to pay the remaining part of the mortgage lender's payment. As of 11 April 2024, the value of the collateral has increased, and therefore, the second tranche is permissible. Compared to the first tranche, the land has been consolidated into a land unit, which has increased the buildable area of the land. At the same time, a binding opinion of the planning authority dated 11.4.2023 has been provided, which is the equivalent of a zoning decision.\n\n The buildings will be designed as semi-detached houses with a common dividing wall with an identical mirrored layout of 5 + kk with 2 stories and a gabled roof. Each home's facilities will include two outdoor parking spaces, land facilities, a sewage treatment plant, fencing, and landscaping. The new building will use large format tiles, natural materials, and branded furnishings (Glass 1989, Oioli, Villeroy & Boch, Hevolta, Durstone, Tarkett, etc.). The energy class of the semi-detached house will be in level B thanks to the superior energy-saving technologies (smart-home superior filling of openings with lower energy consumption, heat pump with PV drive, electronically controlled blinds).
